摘 要:为探讨买方代理服务模式及其平滑效应,该文基于信息经济学理论,建立住房一级市场的买方代理模型,设计合理的买方代理佣金收取方式,探讨买方代-理对搜寻过程和住房消费的平滑效应。研究结果表明:合理的佣金收取方式和佣金水平可以使买方代理对搜寻过程产生平滑效应。为了有效提高搜寻过程的有效性,应建立住房一级市场的买方代理机制并采用百分比佣金收取方式。The smoothing effect of buyer brokerage services was analyzed using information economics theory with a buyer brokerage model for the new housing market. The model gives reasonable buyer brokerage commissions, and was used to investigate the smoothing effect of buyer brokerage on the search and purchase process. The results show that reasonable commissions will smooth the effect of buyer brokerage on the search process. The search process efficiency can be improved a buyer brokerage mechanism for the new housing market with commissions charged as a percentage of the sale.
