摘 要:目前,我国房地产领域出现了一系列问题:房价上涨速度惊人;政府以往每一轮的调控政策只能在短时间抑制房价,随后又伴随着更大一轮的疯长等。在竞争性较强的市场条件下,房价主要由市场供需决定。为此,对房地产市场需求因素以及各因素之间的相对重要程度进行研究,并引入灰色关联度模型对影响重庆市房地产市场需求的各因素进行实例分析,从而为促进房地产市场良性发展提供参考。At present,China's real estate sector has witnessed a series of contradictions and problems: Firstly,the price increase at an alarming rate;Secondly,the government's every round of the regulation and control policy in a short time only curb property prices,accompanied by a further round of price hike.In the competitive market conditions,the prices become a major decision by the market supply and demand.Therefore,it is important to study the real estate market and determine the relative importance of each demand factors.This paper theoretically analyzes the impact of real estate demand factors,and empirically analyzes the factors affecting the Chongqing real estate market demand according to the Grey Correlative Degree Analysis,in order to provide suggestions for promoting healthy development in real estate market.
