摘 要:分析了地下商城他项权利和收益 ,提出了收益还原法评估地下商城他项权利价格的技术路线与方法 .重点阐述采用收益还原法评估地下商城他项权利价格过程中有关客观收益、房屋纯收益、还原利率等估价参数确定等关键技术难点 .作者以某市中心商务区地下超市为例 。This article analyses the other right and income of the underground supermarket,and put forward the technical route and method,which can be used for evaluating the price of the other right of the underground supermarket.The author expatiates on the technical difficulty about cofirming such parameters as objective income,the pure income of the house and deoxidize rate etc.in course of evaluating the price of the other right of the underground supermarket by using the method of income deoxidizing.And also,the author itemizes the primary method and course of evaluating the other right by using the method of income deoxidizing,with an example of a supermarket in the center business district of one city.
