基于分层法的住房价格指数研究——以保定市为例

摘　　要：住房是一种典型的异质性商品,仅用简单平均法不能准确编制住房价格指数,而分层法就是对住房的某个特性进行分层以保证其同质性。本文按照住房样本的地域和面积将保定市划分了12个住房子样本层,计算出每一层的简单算术平均价格指数后,经过数量加权得出保定市住房价格指数;比较了该指数与未分组的简单平均指数的差异,并分析了原因。结果表明对单一的市场进行分层并经过数量加权,得到的保定市住房价格指数更符合实际。Housing is a kind of heterogeneous goods. The housing price indexes cannot be accurately calculated with simple average methods, and the stratification method can be used to stratify one of the housing characteristics in order to ensure its homo- geneity. In this paper, according to the housing locations and areas, we divide the Baoding housing market into 12 layers of housing sub-samples, and calculate the simple arithmetic average price index of each layer. Weighted by the transaction number, Baoding housing price index is compiled. Finally, we compare the stratification method with simple average index, and analyze the reason of the difference. The results illustrate that Baoding housing price index with stratification of a single market and quantity weight is more accurate.
