摘 要:随着我国住房体制改革与房屋产权制度的变更,业主维权事件已经成为影响社区、社会稳定的矛盾焦点。业主、开发商、物业管理公司、业主委员会、政府相关部门之间的博弈关系日益复杂,以产权为基础、自治为诉求、以业主委员会为主导的业主自治尚未形成成熟的管理模式。因此,必须从业主维权视角出发,分析业主自治管理体制的困境及其原因,通过借鉴当今业主自治的6种创新模式,进而探讨完善业主自治管理模式的对策。With the China's housing reform changed and property right system built, owner rights events have become the conflicted focus of influencing the stability of community and society. The games among rights owners, developers, property Management Company, owners' committee and government departments are increasingly complexed. Based on property rights, autonomy oriented and dominated by the owners' committee, owner autonomy has not formed mature management mode. Therefore, it is necessary to analyse the plight and the reason of owner autonomous management mode from the owners ' right perspective, and explore the eountermesures of perfecting owner autonomy systerm by drawing from the 6 kinds of innovative modes.
