摘  要:区段地价指数作为现有城市地价指数体系的重要组成部分,能够从更加微观的层面反映土地市场的变化和趋势,其精细化、高效化的管理方式对实时监测土地市场的运行状况具有重要意义。本文以北京市中心城区住宅用地为例,利用研究区2005-2009年土地市场交易资料和城市地价动态监测等相关资料,在上一轮基准地价成果的基础上,依托GIS空间数据处理分析平台,构建区段地价指数实时测算和动态监测体系。基于GIS对区段地价指数的测算和更新,使得获取的均质区域范围和均质区域价格更加精细化,获取的方式更加高效化,其结果能够及时反映土地市场信息和土地市场运行状况,为推动地价管理趋向精细化和动态化提供基础。The section land price index as an important part of the existing urban land price index system can reflect the changes and trends of land market from a more micro level, its efficient management has an important significance to real-time monitor the condition of land market. This article took residential land in Beijing as an example, the use of land market transaction information and urban land price dynamic monitoring and related data in 2005-2009, in reference to the results of standard land price, based on spatial information analysis and processing platform of 6IS technology, constructed the framework of section land price index real-time measuring and dynamic monitoring system. The analytical results indicated the real-time measuring and update of section land price index based on GIS made homogeneous area and homogeneous price more refined, made the process more efficient, timely mastered the land market information and condition, which would provide the foundation for promoting land price management towards fineness and dynamic in China.
