摘 要:以2006—2011年全国35个省会城市及计划单列市为研究数据集,通过特征价格法构建反映城市住宅价格的城市特征模型,分别从全国、东部、中部和西部定量研究影响住宅价格的特征因素。从全国看,城市住宅价格受在岗职工平均工资影响最大,货物进出口总额次之,且呈正相关,城市人口和城市房地产关联的经济变量对住宅价格影响并不显著;从分区域看,对3个区域影响都显著的指标是在岗职工平均工资,影响程度从东往西呈阶梯递减,其次是货物进出口总额,东部影响小于中部和西部。总之,居民收入水平越高,城市开放程度越大,住宅价格越高。Using the data of 35 provincial capital cities and cities with independent planning in China from the year of 2006 to 2011, this paper built a hedonic price model to reflect the urban house price based on the theoretical and empirical research of the hedonic model, and then analyzed quantitatively the influencing factors in national scale, regional scale (Eastern, Central and Western) respectively. The results showed that, in the national scale, urban residential price is mainly affected by on-the-job worker average wage and the total amount of import and ex- port of goods, but the characteristics of the urban population and economic are not significant. In regional scale, on-the-job worker average wage influences also significantly in all the three regions, but the intensity declines from the East to the West. And the total amount of import and export of goods is another important factor, but the East' s intensity is less than that of the Central and the West. The conclusion is that the higher the income and the greater the open degree, the higher the house price.
