城镇土地增值收益率与土地等别的相关分析

摘　　要：通过对城镇土地增值收益率与土地等别的相关性分析,揭示出城镇土地开发增值的空间分布规律,为政府和相关部门经营和管理土地市场提供依据。以河北省典型城镇新增建设用地为研究对象,通过相关分析法和空间耦合法研究土地增值收益率与土地等别的相关性。以成本法为依据,计算了2010—2011年典型城镇新增建设用地的平均土地增值收益率。将各等别城镇的平均增值收益率与土地等别进行线性分析,揭示出两者之间呈正相关关系。即城镇土地等别越高,土地增值收益率越大。商业、住宅、工业用途的土地增值收益率随等别的下降,呈现的递减趋势依次减缓。通过空间耦合法分析得出高(低)土地增值收益率与高(低)土地等别并非完全一一对应,经济因素中的全社会固定资产投入、地方财政收入和社会消费品零售额指标是影响其相关性的主要因素。A correlation analysis of urban land appreciation rate of return and land grade reveals the rule of spatial distribution of urban land development appreciation and provides the basis for the government and relevant departments to operate and manage the land market. With the typical urban construction land as the object of research, this paper studies the correlation between land appreciation rate of return and land grade by means of correlation analysis and spatial coupling and calculates the average yield of land appreciation of the typical new urban construction land from 2010 to 2011 using the cost method. Through linear analysis between the average land appreciation rate and the land grade, the paper reveals a positive correlation between them, i. e. , the higher the urban land grade, the higher the land appreciation rate. The appreciation rate of return of commercial land, residential land and industrial land declines with land grade and this decrease trend slows down gradually. The analysis by means of spatial coupling shows that land appreciation rate does not necessarily correspond with land grade. Finally the paper points out that the whole social fixed assets investment, the local finance income and retail sales of social consumer goods are the main factors affecting the correlation.
