摘　　要：随着唐山市经济的快速发展,房价持续走高,研究影响房价的因素十分必要。从供给和需求两个方面对房价的影响因素进行分析,运用SPSS19.0,采用近十年的数据,建立多元线性回归模型,找到影响唐山商品住宅价格的两个最重要因素,并提出相关政策建议,保证房地产业健康发展。With the rapid economic development of Tangshan City ,the real estate prices continue to rise. The stuay of the factors that affect the price is very necessary. This paper analyzes the impact factors of the real estate prices from demand and supply aspects using SPSS19.0 with nearly ten years of data. The muhiple linear regression model is established. The two main factors that affect the price of housing in Tangshan are found. The paper puts forward relevant policy suggestions in the end to ensure the healthy development of the real estate industry.
