摘 要:在住房反抵押实施的过程中存在着的诸多风险,如房价波动风险、长寿风险和利率风险,文章认为房价波动风险是最重要的风险之一。因而文章以房价波动风险为研究对象,首先定量分析了房价波动对金融机构及借款者双方的不利影响;接着对房价波动风险进行评估,认为该风险属于高概率高损失的风险;最后在上述分析的基础上提出相应风险管理措施。There are many risks such as risk of hous- ing price fluctuations, interest rate risk and longevity risk in reverse mortgage, the paper consid- ers the risk of housing price fluctuations is one of the most important risks. Thus taking the risk of housing price fluctuation as subjects, the article analyzes the adverse effects of both financial institutions and borrowers brought by housing price fluctuations first- ly: then followed by risk assessment and believed the risk of housing price fluctuations is the risk of high probability and high losses. At last, the article recn ommends some relevant risk management measures accord- ing to the above analysis.
