摘  要:基于对重庆市江北区1750栋被拆除建筑的实例调查,应用GIS软件和半对数多元线性回归模型,从邻里环境、交通区位、经济区位、政策区位等四个方面实证分析区位因素对建筑寿命的影响及其作用机理。研究结果表明,建筑所处的区位条件对建筑的寿命有重要影响,其中交通区位因素对建筑寿命有双向的影响,而优质的邻里条件,快速发展的经济以及优越的政策区位都会导致建筑短命。最后,从科学拆除决策和建筑适应性再利用的角度提出了合理延长建筑寿命的建议。Along with the high-speed of urban sprawl and update in China, a large number of existing buildings are demolished without distinguish, which cause the life-span of buildings in China is too short. It is necessary to get a comprehensive understanding of the influence factors of the building life-span, in order to put forward the effective and efficient strategies of prolonging the building life- span. Based on the investigation of 1750 demolished buildings in Jiaugbei district, Chongqing, this paper, using the GIS analysis software and semi-logarithmic multi-dimensional linear regression model, explores the location factors affecting the building life-span from four aspects, including the neighborhood circumstance, traffic situation, economy and urban policy. The results of the study illustrate that the location factors have an important influence on the building life-span, and the buildings, with high-quality neighborhood circumstance, high-speed development of economy and advantaged urban policies, are more likely to be short-lived. At last, this paper concludes some suggestions for prolonging the life-span of buildings from the aspects of the demolition decision-making and adaptive reuse of the existing urban buildings.
