摘 要:在微观经济学原理的基础上,利用互补条件,建立了房产市场的互补均衡模型:详细描述模型的结构特征和建模过程;并利用增量定量分析房产调控政策对需求市场的影响;最后给出了模拟分析.研究结论表明,实际模拟结果和理论模型的定量分析结果是吻合的,首付率,贷款利率对房产需求市场作用明显,经济适用房能够激活房产市场交易.This paper formulates a complementary equilibrium model about the real estate market based on the complementary problem and the principles of microeconomics. We describe the structural characteristic of the complementary equilibrium model and the modeling process in detail. Then, we use the increments to analyze of the influence of property control policies on market demand quantificationally. Fi- nally, an empirical analysis is given. The conclusion of the study shows that, the results of quantitative analysis are in good agreement with that of the theoretical model. The ratio of down payment and interest rate on loan act obviously on the real estate market demand, and affordable housing can activate the real estate market, also.
