摘　　要：房地产估价事关征地、拆迁、抵押、交易等房地产经济活动参与者的利益。估价质量的好坏主要体现在估价报告上,对估价报告质量的控制是提高估价质量的关键。本文根据房地产估价规范和估价报告抽查评审标准,对当前房地产估价报告的常见问题进行剖析,为估价师撰写高质量估价报告提供参考。Real estate appraisal related to the in- terests of the parties of land expropriation, housing demolition and relocation, mortgage and transactions. The quality of appraisal is mainly reflected in the ap- praisal report. Therefore, the report is the key of re- al estate appraisal. The common problems of current ap- praisal report were analyzed according to the code for real estate appraisal and the standard of report re- view. The discuss in this paper can provide a reference for prepare appraisal report.
