摘 要:针对如何促进城市建设用地集约利用的问题,以深圳市为例,从土地利用程度、土地投入产出水平、产业结构优化程度3个维度构建建设用地经济效益评价指标体系,运用主成分聚类分析法进行分析和评价,最后将深圳市建设用地利用及产出情况与香港、新加坡、东京等国际大都市进行对比验证。研究结果表明,合理的用地结构是提高建设用地经济效益的前提。城市在转型发展过程中,应按照"退二进三"的原则,优化调整建设用地结构,以提高建设用地经济效益。Targeting at how to intensify urban construction land, this paper takes Shenzhen City as an example and establishes an economic benefit evaluation index system from three dimensions: land use degree, land input and output level and optimizing degree of land structure. The principal component and cluster analysis method is used to analyze and assess the construction land use and output in Shenzhen,which is then compared with that in other international metropolises such as Hongkong, Singapore, Tokyo. Through the comparison analysis the va- lidity of the research is proved. The results show that: a reasonable construction land structure is a prerequisite for increasing its economic benefit. Therefore in the process of transformation of city development, the government should adopt the principle of "increasing the tertiary industry and decreasing the secondary" , that is giving priority to the tertiary industry, and reducing the industrial enterprises with serious pollution and poor economic benefits.
