摘  要:分析了资本市场创新型金融工具——资产证券化的融资原理与融资优势。将资产证券化融资原理与我国公租房融资难题相结合,分析了资产证券化融资模式在完善政府性融资渠道、间接融资渠道及直接融资渠道中的作用。研究表明,资产证券化有利于促进政府主导型融资方式转化为政府引导下的市场化筹资方式,有利于民间社会资本进入保障性住房建设领域,可有效推动保障性住房建设的进程。This essay analyzes the financing theory and the financing advantage of Asset - Backed Securitization (ABS) , which is an innovative financial tool of the capital mar- ket. Then, this essay combines the financing theory of ABS with China' s public rental housing financing problem. This essay analyzes the role of the ABS on how to improve the government' s financial financing channels, the direct financing and the indirect financing. Research shows that the ABS will play an important role in these aspects. Firstly, ABS will push the government to orient the financing way into the market under the guidance of government financing mode. Secondly, ABS will promote the civil and social capital to enter the field of affordable housing. Finally, ABS can effectively promote the process of the construction of affordable housing.
