摘　　要：针对我国城市老龄化加剧和未富先老的现实问题,从养老金短缺、独居老人数量增大、机构养老供给不足几个方面,从老年人日常交往特点出发,对目前我国城市养老存在的问题进行了详细分析。同时,分析国外较为成熟的经验,提出了适合我国"以房养老"的改进措施。Aiming at the increasing aging in China＇ s urban areas and getting old before getting rich, this paper gives a detail analysis of problems in endowment in China, including pension shortage, more elderly people living alone and insufficient institution endowment supply. This paper is also based on the features of seniors dairy social lives. Meanwhile, we draw on some relatively rape experience and effective measures from abroad to improve housing endowment in China.
