摘 要:研究目的:探索小城镇群基准地价评估的技术方法,科学测算小城镇群商业、住宅和工业用地基准地价,为小城镇群基准地价评估研究提供参考。研究方法:文献资料法,实证研究法。研究结果:运用区域土地分等原理将同一区域的小城镇作为一个整体,即小城镇群统一研究,以镇为单元,构建指标体系对各个小城镇进行分等,通过回归分析建立商业、住宅、工业用地地价与分等指数之间的关系模型,较好地测算各类用地基准地价。研究结论:研究提出的方法不仅克服了小城镇基准地价评估资料缺乏等问题,而且将同一区域的小城镇作为一个整体研究,使不同小城镇之间地价具有可比性,对规范区域土地市场具有重要意义。The purpose of this paper is to explore the technical methods of land grading and benchmark land price evaluation in small-town cluster, and scientifically calculated the benchmark land price of commercial land, residential land and industrial land. The paper may provide a reference for the research of benchmark land price evaluation in small-town cluster. Methods employed include literature review and empirical research. The results indicated that treating small towns in the same zone as a whole, namely the small-town cluster, it is useful to establish a classification of land uses in each town and calculate the benchmark land prices separately. The paper concludes that the method can not only solve the problems mentioned at the beginning but also can treat the towns in the same zone as an entirety, which makes the land prices in different towns comparable. It is significantly meaningful to land market regulation.
