摘　　要：台湾商品房预售履约保证体系是以建筑经理制度为核心构建的。本文以台湾建筑经理制度为研究对象,分析了建筑经理制度的起源和发展,阐述了其职能定位。针对当前大陆商品房预售制度的诸多弊端,讨论了台湾建筑经理制度对于完善大陆商品房预售制度的借鉴作用,指出了将建筑经理制度引入大陆的必要性和面临的现实困难。The establishment of commercial housing pre-sale assurance system in Taiwan is based on the performance of architecture manager system. This paper, taking the system as the object, analyzes its origin and development and describes its functions. Focusing on the shortcomings of commercial housing pre-sale system in China Mainland, the references of the architecture manager system to the improvement of the pre-sale system in China Mainland are discussed, pointing out the necessity and practical difficulties of the introduction of the architecture manager system of Taiwan to China Mainland.
