摘　　要：笔者论述了新常态下绵阳市房地产经济发展的特点以及面临的阵痛。根据新常态的经济主要特征，提出绵阳市房地产企业转型升级的出路是利用国家以及各级地方政府对中小微企业和高新技术企业的优惠政策，按照驱动创新的要求，将部分资金转向投资科技型企业，并对其路径等进行了论证。以找到克服房地产泡沫的新方法。This paper introduces the characteristics of real estate enterprises economy development in Mianyang and their travail in new normal. It proposes that the way for real estate enterprises to transit and upgrade is to take advantage of preferential policies for Small and medium enterprises as well as high-tech enterprise ones. As drive innovation calls for, those enterprises can take part of their money as invest in science and technology enterprises and demonstrate where the money goes, which can help those enterprises find the new approaches to overcome real estate bubble.
