摘 要:为保障房地产市场健康发展,尤其在住宅房价问题上,国家需从宏观经济层面对房价进行调控,稳定房价。以我国住宅房价为研究对象,利用房价收入比对调控政策进行整体有效性分析,并从供需总量和供需结构两方面展开系统分析。研究表明,十年间,我国房价收入比上升,房价没有得到有效控制,供需总量一直处于不均衡状况,但供需结构在一定程度上得到改善,就整体而言,国家调控政策效果不佳。In order to ensure the healthy development of the real estate market, especially in residential property price, the country should adjust and control the price from the macroeconomic level in order to stable residential property price. This research mainly cantered on Chinese housing price, and using price earnings ratio, made the overall analysis of effectiveness of regulatory policy and system analysis from two aspects of total supply and demand and its structure. This research shows that in decade, China's price earnings ratio has increased, prices have not been effectively controlled, and the total supply and demand has been in unbalanced condition, but the supply and demand structure has been improved in a certain extent. Taken as a whole, the effect of national regulatory policies is not very well.
