摘 要:通过对国内外住房信贷资产证券化现状分析,结合国内住房金融改革的现实需要,对目前我国住房公积金个人住房抵押贷款证券化从现实性、可行性、证券化过程、风险管理和相关问题处理等多个方面进行了较深入探讨,并初步设计出住房公积金个人住房抵押贷款从一级市场到二级市场证券化交易流程结构,为我国住房公积金个人抵押贷款证券化机制设计及交易体系建立提供了有益探索。In this paper, through to the domestic and foreign housing credit assets securitization situation analysis, combined with the reality of the domestic housing finance reform needs, to the current China's housing accumulation fund personal housing mortgage loan securitization, from the reality, feasibility, securitization, risk management, related problem solving and so on many aspects make discussion on the further.Meanwhile preliminary design of housing accumulation fund personal housing mortgage loans from the primary market to the secondary market seeuritization transaction flow structure was provided in this paper, for our country individual housing accumulation fund mortgage loan securitization mechanism design and trading system building provide a useful exploration.
