基于个体购房迁居的城乡与城城分化分析--以河南省为例

摘　　要：分城镇与农村两个角度探讨个体住房选择。运用房价收入比(PIR)分析河南省农村不同收入阶层建房能力以及农村高收入阶层在地级市的购房能力,归纳农村居民城镇购房迁居的动因。分析河南省地级市住房价格梯队结构,在上述基础上,以个人行为作为研究的起点,以农村高收入阶层城镇购房能力和意愿分析;小城镇居民理性选择分析来说明优势资源流动方向,最终达成宏观的城乡分化、城城分化为研究结论。城乡、城城分化导致农村空心化和大城市病,大、特大城市制定了严苛的入户制度,遴选最优资源,同时政府也有了公共资源、产品的均等化分配理念,这些也进一步削减了迁居的边际收益,增加了迁居的比较成本,减缓分化的趋势。Individual housing selection was discussed from two aspects of the rural and unban in the article. The building capacity of the rural people groups with different income and the affordability of the urban people groups with high income were analyzed in Henan province. By using the ratio of housing price to income, so the causes of the rural residents＂ house purchasing and moving were summed up. The structure of the housing prices of 18 cities in Henan province were analyzed. Based on the above, the behavior of the individual was to be the begin- ning of the study, the rural high -income groups＇affordability and willingness of house purchasing, and the small town residents＇rational choice were analyzed to indicate the flow direction of the superior resources, and the final differentiations between urban and rural, city and city as the research conclusions were summarized. Urban -rural and city - city differentiation led to rural hollowing out and big city disease. More strict household registration system was being set up on the big or megacities to lead optimal resource was chosen. The mind that the public resources and public products should be provided averagely were also accepted by the government. Moving marginal revenue was reduced and comparative cost was increased, so the differentiations between urban and rural, city and city became slow.
