摘　　要：从系统的角度出发,遵循宏观调控政策对房价影响的客观规律,建立了哈尔滨市商品住宅价格系统动力学仿真模型,在此基础上,从利率、税收、土地价格三个方面进行了商品住宅价格政策仿真实验,结合模拟结果提出了完善现有政策的建议。From the perspective of system, according to objective rules of the macro control policy impacting on house price, this article establishes the system dynamics simulation model of Harbin commercial house price, on this basis, the simulation experiment of commercial house price policy has been carried out from the three aspects of interest rate, tax and earth price, and the suggestion to improve current policy is put forward by combining the simulation results.
