摘 要:本文利用济南市城区2004-2015年住宅用地交易样点,基于ESDA模型构建住宅用地数字地价模型,运用地价等值线、地价剖面模型,探究住宅地价时空演变规律.主要研究结果:1)地价等值线由中心向外呈椭圆状圈层分布;地价从区域基点经过城市中心向城市边缘变化总趋势是先升高再逐渐降低,穿过中心城地价剖面基本呈正态分布;2)穿过城乡交错区域呈较明显的锯齿状,且多存在地价陡坎;距离住宅地价高值区域越近,地价波动越剧烈;3)住宅地价剖面陡坎随时间演变顺着地价降低方向移动,地价变化程度更加剧烈,地价剖面起伏不平出现多个凹形、凸形地价阶地;4)存在凹形阶地转化为凸形地价阶地.Using urban residential land price trading point from 2004 to 2015 year, this paper builds digital residential land price model based on ESDA method, and researches the temporal-spatial structure evolution of res- idential land price by applying land price equivalent line and land price profile model. The research result shows: 1 ) Distribution forms of prices show elliptical shape with a circle-like structure spreading outwards from center; general trend of land price, from the regional base point to the urban fringe, increases and then gradually reduces, and shows normal distribution basically.2) Sections of land price always shows zigzag in a peri-urban area and ex- ists land price scarp for line. The closer to the high value area the more intensive of land prices fluctuate.3 ) With time changing, residential land price scarp for line moves along the direction of land prices, changes greatly. Price sections are undulating which appear concaveness land price terrace and protuberant land price terrace with de- scribed.4) Some concaveness land price terrace changes protruding in some areas
