区域房地产市场健康状况综合评价

摘　　要：随着部分城市房价出现非理性上涨,房地产市场的健康问题引起了全社会的广泛关注。由于我国房地产市场化时间不长,目前关于健康房地产市场的内涵和评价标准还没有形成比较权威的研究成果,缺乏全方位、多角度、系统性的房地产市场健康状况综合评价体系。本文试采用支持向量机评价模型对天津市当前房地产市场健康状况进行综合评价,并判定该评价模型的可行性,以期为房地产领域的评价工作开辟新的思路。With the irrational growth in real estate prices in parts of cities, the health development on real estate market has drawn public attention. Due to the short life of marketization on real estate market, there are no authoritative research achievements on the concept and the evaluation criterion of the market health, lacking of full range, omni-directional and systematic evaluation model. The paper adopts SVM model to evaluate the status quo of the market and judges the feasibility of the model in order to develop new ideas to the evaluation system.
