摘  要:挖掘"新、奇、特"的房地产估价业务并不是简单易行的工作。首先,发现"新、奇、特"的房地产估价业务类型,如"共享"业务、缺损价值评估、前(后)期介入评估咨询、扩大为银行等金融机构服务、房地产证券化、房地产项目信息化管理等;其次,从加强学习交叉学科知识和全面学习房地产开发经营及信息化管理等方面培养"新、奇、特"的房地产估价业务能力;最后,从估价队伍细分化、引进复合型评估人才和关系营销等角度拓展"新、奇、特"的房地产估价业务方法。It is not an easy job to dig "new, odd and special" business in the real estate appraisal line. First, we should find "new, strange, special" real estate appraisal business, such as "share" business, defect evaluation, former and latter periods interventional assessment consultation, expanding service for banks and other financial institutions, real estate securitization, real estate project information management, etc.; Second, we should cuhivate the ability to assess "new, odd and special" real estate business by strengthening the cross-disciplinary knowledge and comprehensively studying real estate development and operation together with information management. Finally, we should expand the "new, odd and special" real estate appraisal methods from the perspective of refining the appraisal team, introducing compound assessment talents and effecting relationship marketing.
