摘  要:住房价格不断上涨和居民消费需求增速放缓是目前我国并存的经济现象。房价上涨是否抑制了我国居民消费需求的增加?其作用机制是什么?通过文献梳理,住房价格对消费需求影响主要表现为财富效应、抵押效应和挤出效应。通过对不同收入阶层、拥有住房套数及有无购买意愿等角度对不同消费群体进行差异分析,得出住房价格对消费需求的整体影响取决于收入阶层及住房分布。根据1998-2016年的时间序列,协整检验表明住房价格对消费需求影响不显著;误差修正模型表明,短期内住房价格对消费需求存在较小的正向影响。With the rising price of housing in China,the growth of residents' consumption demand has slowed down obviously. How does house price affect resident's consumption? Through the literature review,the impact of housing price on consumer demand mainly includes wealth effect,mortgage effect and extrude effect. It is concluded that the whole impact on consumer demand depends on the resident's income and housing distribution as to different income groups and different purchase intentions. By using 1998-2016 time series,the empirical results show that the long-term impact of prices on consumer demand is not significant by a co-integration test,but the short-term effect is significantly positive from an error correction model analysis.
