摘　　要：瑞士的社会住宅经历上百年的发展,呈现出与中国社会住宅不同的投资、设计、运营模式;在瑞士,社会住宅通过"合作社"的模式进行开发与管理。本文试图从一个瑞士苏黎世合作社住区着手,试图一窥苏黎世房地产市场中,这一占有1/4比重的开发模式背后的土地政策、运营机制、城市权利、城市设计、建筑设计以及建筑技术等方面的考量,并试图从中寻找到一些中国社会住宅可以借鉴的经验。In Switzerland, social housing experienced a hundred years of development, showing a different invest- ment-, design-, operation-mode from China＇s; Social housing in Switzerland is developed and managed through a ＂cooperative＂ model. Starting from a cooperative settlement in Zurich, this paper attempts to take a look at the land policy, operation mechanism, urban rights, urban design, architectural design and building technology be- hind this development model, which occupies 1/4 of the real estate market in Zurich, and tries to find some experi- ences that can be used as references in social housing projects in China.
