基于主成分分析法的山东省房地产周期波动研究

摘　　要：以山东省2005～2016年相关统计数据为基础,建立房地产周期指标评价体系。运用主成分分析法,得到房地产综合指数,并模拟房地产周期波动运行轨迹。结合模拟结果,分析房地产周期波动影响因素,提出可行性建议。Based on the relevant statistical datas of 2005～2016 in Shandong,this paper establishes the evaluation system of real estate cycle index. By using principal component analysis,gets the real estate composite indexs and simulates the operation trail of real estate cycle fluctuation. Combined with the simulation results,analyzes the influencing factors of real estate cycle fluctuation,and puts forward some feasible suggestions.
