摘 要:我国商业地产的融资模式主要模式包括银行融资、信托投资计划、商业抵押、资产证券化,后两者在国内应用相对较少。相较于住宅地产融资,商业地产融资存在的风险更大,如何有效防范商业地产融资风险一直是融资机构研究的重点。论文首先研究了国内商业地产商融资现状,然后通过两个不同案例来对商业地产融资中存在的风险做出阐述;最后,笔者总结了商业地产融资中存在的风险及相应对策。The main financing mode of China's commercial real estate includes bank financing, trust investment plan and commercial pledge and asset securitization, the application of the latter two are relatively few in China. Compared with the residential real estate financing, the risk of commercial real estate financing is larger. How to effectively prevent commercial real estate financing risks has always been the research focus of financing institutions. The paper firstly studies the current situation of domestic commercial real estate financing, and then expounds the risks existing in commercial real estate financing through two different cases. Finally, the author summarizes the risks existing in commercial real estate financing and the countermeasures.
