引进人才的共有产权房价格定位探析——以南京为例

摘　　要：本文探析国内外对共有产权房的研究现状及趋势,以江苏省南京为例,提出引进人才的共有产权房制度模式,结合当地居民人均收入与消费支出以及南京近五年商品房均价的情况,分析了引进人才共有产权房项目选址应考虑的因素,最后提出最佳价格定位应为目前市场价的1/3~1/2。This paper analyses the present situation and trend of the research on the Common Property Housing at home and abroad.Taking Nanjing of Jiangsu Province as an example,this paper puts forward a common property system model of introducing talents,combining with the local residents'per capita income and consumption expenditure,as well as the average price of commodity housing in Nanjing in the last five years,and analyzes the selection of the site selection of the Common Property Housing.Finally,the best price positioning should be the 1/3-1/2 of the current market price.
