生态公园绿地对城市房地产业的空间效应影响研究——以佛山市千灯湖公园为例

摘　　要：以佛山市千灯湖公园为例,通过实证分析以及特征价格模型的构建,探讨生态公园绿地对城市房地产业的空间效应,得出生态公园绿地对房地产项目有增值效应,且生态公园绿地对周边住宅价格的影响程度仅次于地铁站,为优化房地产项目的布局、发展生态导向的城市房地产业提供参考。Taking the Qiandeng Lake Park in Foshan as an example,through the empirical analysis and the construction of characteristic price model,the paper discusses the spatial effect of ecological park green space on urban real estate industry,obtains the conclusions that the ecological park green space has an appreciation effect on the real estate project,and its impact on the surrounding housing prices is second only to the subway station,in order to provide reference for optimizing the layout of real estate projects and developing ecological oriented urban real estate industry.
