摘 要:房地产产品升级是我国房地产业转型的重要突破点。梳理房地产业转型的相关研究,从"空间+内容"角度将房地产产品分为住宅产品、商业地产产品和办公地产产品三大类,并深入研究三种产品的升级路径。其中,住宅产品的升级是从无到有、从有到优、从优到智、从重物到重人;商业地产产品的升级是从街铺到传统百货、到城市综合体、再到街区复兴;办公地产产品的升级是从"5A"到"5O",到全流程增值服务叠加,再到新型办公兴起。The upgrading of real estate products is an important breakthrough point in the transformation of China’s real estate industry.This paper sorts the relevant researches on the transformation of China’s real estate industry.From the perspective of space&content,divides real estate products into three categories:residential products,commercial real estate products and office real estate products,studies the upgrade paths for three products.The upgrade of residential products is from Zero to One,to high quality,to intelligent,to people oriented.The upgrade of commercial real estate products is from street shop to traditional department store,to city complex,to street store revival.The upgrade of office real estate products is from 5A to 5O,to full process value-added service overlay,to the rise of new office real estate.
