摘 要:选取90家上市房地产企业,分析房地产企业转型战略调整、业务多元化和运营模式的特征,总结出以住宅为核心提供增值服务、以资产为整体重视运营管理、以需求为引领补足消费短板、以产业链整合拓展新空间的转型路径。为推动房地产业的转型发展,提出提升专业运营能力、强化资源有效整合、探索新型金融支持、重视转型研究和风险评估等建议。This paper selects 90 listed real estate companies to analyze the characteristics transformation strategy adjustment,business diversi cation and operation model of real estate enterprises. Then,summarizes the transformation paths of supporting value-added service with housing as the core,operating and managing assets as the whole,developing consumption industry guided by increasing social-life demand,and expanding new space by chain integration. In order to promote the transformation of the real estate enterprises,proposes transformation strategies such as improving operational professional competence,strengthening effective resource integration,exploring new methods of nancial support,and attaching importance to transformation research and risk assessment.
