摘  要:以河北省148个县(市、区)商服、住宅和工业地价与土地集约利用数据为基础,分析城市地价与土地集约利用空间分布特征,并采用协调模型分析二者的空间协调关系。结果表明:1)城市地价空间分布差异较大,其中商服和住宅地价较高、空间波动较大,工业地价较低、空间变化平缓,呈现出"各市辖区中心带动,周边县逐步发展"的特征;2)土地集约利用整体水平偏低,差异较大,中心带动作用较强,在地域条件的影响下,集约度水平由西北向东南逐步提高;3)不同类型地价与土地集约利用之间的协调关系比较稳定,呈现优质和良好协调类型集中分布、失调类型离散分布且均以协调类型为主的分布特征。探析城市地价与土地集约利用的空间分布关系,可为有效调控土地要素价格、调节土地供需和促进城市土地资源朝集约化、可持续化方向发展提供科学依据。It was significant to study the coordination between urban land price and land intensive use,and it can promote the healthy development of urban land market and the efficient utilization of urban land use.Based on GIS and the coordination model,this paper analyzed the spatial distribution characteristics and coordination relationship of commercial,residential and industrial land price and land intensive use in 148 counties(cities or districts) of Hebei Province in 2014.The results showed that:first,the spatial distribution of urban land prices was quite different,with higher commercial and residential land prices fluctuated widely,lower industrial land prices changed gentle,and all types of land prices showed the characteristics of "the center of each district is the driver,and the surrounding counties develop gradually";second,the overall level of land intensive use was low,with strong central driving effect,and the level of intensiveness gradually increased from northwest to southeast under the influence of regional conditions;third,the coordination between land price of different types and land intensive use was relatively stable,showing the distribution characteristics of centralized distribution of high-quality and good coordination types and discrete distribution of disordered types,and the distribution characteristics were mainly in coordination types.Exploring the relationship between urban land price and land intensive use can provide a scientific basis for effectively regulating the elements of land price and land supply-demand,and for promoting intensive and sustainable using of urban land resources.
