摘　　要：宅基地三权分置是基于我国现实诉求的理论创新,其改革的实施路径和成效亟待实践探索和检验。本文基于陇西市农村宅基地三权分置改革试点,重点阐述宅基地抵押探索中出现的问题,并针对其提出政策建议。The separation of three powers in homestead is a theoretical innovation based on China's realistic demands, and the implementation path and effect of its reform need to be explored and tested in practice. Based on the reform of rural house base of Longxi city, this paper focuses on the problems in the exploration of house base mortgage and puts forward policy suggestions.
