摘 要:高铁的开通运营对沿线城市与区域经济发展、空间格局演变、土地价值提升均产生重大影响。以可达性为切入点,在对相关研究成果进行梳理与归纳的基础上,提出并构建高铁对土地价值影响的探索性分析框架:可达性变化—城市与区域经济发展—土地开发与土地利用—土地价值。基于宏观和微观两种尺度,对高铁与土地价值的关系进行全面解析,提出高铁对土地价值影响的内在机制。通过进一步分析指出当前研究的不足之处集中体现在受高铁影响区域范围难以界定、缺少对高铁站区及沿线土地价值的量化评估模型、研究方法与研究手段创新性不足、缺少对典型区域的案例研究和对比分析,并提出了相关建议及展望。The opening and operation of high-speed railway has a great impact on the development of cities and regional economy, the evolution of spatial pattern, and the promotion of land value along the line. Taking accessibility as the breakthrough point, on the basis of combing and summarizing the relevant research results, this paper puts forward and constructs an exploratory analysis framework of the impact of high-speed railway on land value: accessibility changeurban and regional economic development-land development and land use-land value. Based on the macro and micro scales, this paper comprehensively analyzes the relationship between high-speed railway and land value is analyzed comprehensively, and puts forward the internal mechanism of high-speed railway on land value is put forward. Through further analysis, it is pointsed out that the deficiencies of the current research are mainly reflected in the difficulty in defining the area affected by high-speed railway, the lack of quantitative evaluation model for the land value of the highspeed railway station area and along the line, the lack of innovative research methods and means, the lack of case studies and comparative analysis of typical areas, and the relevant construction in it puts forward. Discussion some suggestions and prospects.
