摘 要:房地产新领域的开拓是房地产产业转型升级的重要手段,而开拓新领域离不开服务升级。梳理房地产新领域开拓的思路,包括拓展细分市场、补齐供给短板和整合优势资源。然后总结房地产智能化、平台化和社群化的三大服务升级趋势,阐述各领域的服务升级路径。长租公寓应积极拓展增值服务,联合办公以产业增值服务为主,零售商业地产以休闲娱乐等体验为主,以及养老地产以增值服务满足差异化需求。New field development of real estate is an important means of transformation and upgrading for the real estate industry.And opening up new fields is inseparable from service upgrades.This paper sorts out the ideas for the development of new real estate fields,including expanding market segments,filling the short supply boards and integrating superior resources.Then,explains the service upgrade path in each field,also summarizes three major trends:intelligent,platformization and community.Long-term rental apartments should actively expand value-added services,co-working office mainly focuses on industrial value-added services,commercial real estate is mainly based on entertainment and other experiences,elderly care real estate to meet differentiated needs with value-added services.
