摘  要:基于大数据背景下网络爬虫技术获取的郑州市中原区二手房微观交易数据构建特征价格模型,对分类样本(新房和旧房)进行多元线性回归并与总体样本进行对比,分析中原区二手房整体市场和细分市场特征价格模型及价格影响因素的差异。结果表明:①对数形式的特征价格模型适合中原区二手房特征价格的研究。②影响中原区二手房整体市场和细分市场价格的特征因素在数量及影响程度上各有差异,影响总体样本、新房样本和旧房样本价格的特征变量分别有9个、7个和6个。③教育配套和生活配套两个特征因素对总体样本和新房样本价格的影响较大,而旧房样本价格对这两个特征因素的敏感度却不高;除共同影响因素外,新房样本价格的影响因素还有绿化率。Based on the microcosmic transaction data of the second-hand house in Zhongyuan District of Zhengzhou City obtained by web crawlers under the background of large data,the hedonic price model is constructed.In order to explore the similarities and differences of the models and the influencing factors of the whole market and the sub-market of the second-hand house prices in Zhongyuan District,multivariate linear regression analysis was performed on the collected total samples and the classification samples(young and old houses).The results indicate that:①The log-log model is suitable for the study on the hedonic price of second-hand house in Zhongyuan District.②The characteristic variables that affect the prices of the whole market and the sub-market of second-hand houses in Zhongyuan District are different in quantity and degree of influence.There are 9 characteristic variables affecting the total samples price,7 characteristic variables affecting the new housing samples and 6 characteristic variables affecting the old housing samples;③The educational and the living surroundings have a higher influence on the total sample and the new house,but the sensitivity of the old house price to these two characteristic factors is not high;Besides the common influence factors,the influence factors of the new house price also include the green rate.
