摘 要:本文以京沪高铁作为研究对象,基于空间经济学理论分析了京沪高铁对其沿线区域经济增长的影响。研究发现京沪高铁对沿线城市发展同时具有虹吸效应和溢出效应,虹吸效应促进了高铁沿线城市经济和第三产业的极化发展,溢出效应则表现为沿线一线城市第二产业明显地向沿线其他城市的溢出。京沪高铁建设推动了沿线城市房地产市场的发展,但对不同城市房地产市场的发展影响差异化相对显著,端点大城市的房价增幅快于中间非端点城市房价的增幅,成交面积恰好相反。This paper takes the Beijing-Shanghai high-speed railway as the research object, and analyzes the impact of the Beijing-Shanghai high-speed railway on regional economic growth along the line based on spatial economic theory. The study finds that the Beijing-Shanghai high-speed railway has both siphon effect and spillover effect on the development of the cities along the line. The spillover effect is manifested by the obvious spillover of the secondary industry in the first-tier cities along the route to other cities along the route. The construction of the Beijing-Shanghai high-speed railway has promoted the development of real estate markets in the cities along the route, but the impact on the development of real estate markets in different cities is relatively significant. The growth rate of house prices in the endpoint big cities is faster than that of non-endpoint cities in the middle, and the transaction area is just the opposite.
