摘 要:从理论上分析了不动产价值对城市创新效率影响的传导机制,并借助超越对数SFA模型测度了中国35个大中城市的创新效率。在此基础上,构建空间面板模型实证探究了不动产价值对城市创新效率的影响。结果发现:①在2009~2017年期间,35个大中城市的创新效率呈逐年上升的态势,且具有空间异质性,呈现东、中、东北和西部依次递减的特征;②从整体水平来看,城市不动产价值对城市创新效率有正向促进作用;③从传导机制检验结果可知,城市不动产价值可通过产业多样性和技能溢价,加速城市创新效率的提升。This paper theoretically analyzes the of the impact and the transmission mechanism of real estate value on urban innovation efficiency, and measures the innovation efficiency of 35 large and medium-sized cities in China by means of transcendental logarithmic SFA model. Based on these, it constructs the spatial panel model empirically to explore the impact of real estate value on urban innovation efficiency. Result shows that firstly, during the period from 2009 to 2017, the average level of innovation efficiency of 35 large and medium-sized cities shows an upward trend, but there is spatial heterogeneity, which showed the characteristics of decreasing in the east, middle, northeast and west. Secondly, from the overall level, the value of urban real estate has a positive effect on urban innovation efficiency. Thirdly, it can be seen from the test results of the transmission mechanism that the value of urban real estate can accelerate the improvement of urban innovation efficiency through industrial diversity and skill premium.
