摘 要:近年来,我国旅游业呈现“井喷式”增长,一些临近景区欠发达地区城市房价上涨。本文基于贵阳市2008-2018年相关数据建立线性回归模型,研究旅游发展对房价的影响。结果表明:(1)旅游发展对房地产价格上涨具有明显的推动效应,对住宅地产的推动效应强于商业地产;(2)城市经济发展水平、房地产投资额及居民收入水平对房价的影响是通过旅游发展的完全中介效应实现;(3)城市旅游发展推动其房价上涨的主要途径是通过促进外来人口的流入提升地区城镇化水平来实现。据此,从加大房地产市场调控,壮大实体经济发展等方面提出相关建议。In recent years,with the"blowout"growth of China's tourism industry,the real estate price of some cities near the scenic and underdeveloped areas have risen.This paper studies the influence of tourism development on real estate prices in Guiyang city by using the relevant data of Guiyang city in 2008-2018 to establish a linear regression model.The results show that:(1)the tourism development has an obvious driving effect on the rise of real estate prices,and the driving effect on residential real estate is stronger than that on commercial real estate;(2)the influence of regional economic development level,real estate investment and residents'income level on real estate price is realized through the complete mediating effect of tourism development level;(3)the main way for tourism development to drive up its real estate price is to promote the level of urbanization by driving the inflow of foreign population.According to this,the paper puts forward some suggestions from the aspects of increasing the regulation of real estate market and strengthening the development of real economy.
