摘　　要：基于2020年佛山市承租人满意度问卷调查数据,使用SMOTE方法进行样本均衡化处理,运用有序Logit回归方法对承租人满意度的影响因素进行探究。研究结果发现:社区环境、家具配套、生活配套、交通出行、住房面积等因素均会对承租人满意度产生显著的正向影响,且由于佛山市产业结构和消费水平的特点,农村自建房承租人的满意度最高。对比各类型租赁住房发现,农村自建房和员工宿舍住户最关心的因素为家具配套,而商品房和长租公寓住户对社区环境最为重视。根据分析结论,从优化住房配套、加强区域规划等方面,提出了提升承租人居住感受、健全租赁市场的建议。Based on the data collected from the questionnaire of tenant satisfaction in Foshan city,Guangdong province,,this paper processes the unbalanced data by SMOTE,and analyzes the influencing factors of tenant satisfaction by an ordered Logit model.It is found that regional environment,matching furniture,life convenience,transportation and living space have positive impacts on the tenant satisfaction.Due to the characteristics of industrial structure and the consumption level of population in Foshan city,tenants of self-built houses has the highest satisfaction.Besides,the main influencing factor on the tenant satisfaction of commodity housing and long-term rental apartment is regional environment,while the main influencing factor on self-built house and staff dormitory is matching furniture.Based on these findings,from the aspects of optimizing housing facilities and strengthening regional environment project,we put forward the countermeasures,including improving the living experience of tenant,and sounding the housing rental market.
