摘  要:随着不动产行业的蓬勃发展,市场对不动产估价的需求越来越多,对不动产估价的专业性和科学性要求越来越高。估价方法中,市场比较法因易操作性和易理解性,成为估价师评估不动产的首选。但在市场比较法实务中,可比实例筛选原则较为随意,降低了不动产估价结论的可靠性,也增加了不动产估价师的执业风险。因此,文章基于模糊聚类分析法筛选市场比较法的可比实例,探讨实务工作的具体改进方式及实施过程,通过具体案例验证该改进方法的合理性和可行性,构建基于模糊聚类分析方法的市场比较法估价程序,为不动产估价提供科学的实践参考。With the rapid development of the real estate industry,there is an increasing market demand for real estate appraisal,and the professional and scientific requirements for the real estate valuation are also becoming higher.Among the appraisal approaches,the market comparison approach has become the first choice for appraisers to evaluate the real estate because it is easy to comprehend and operate.However,in the practice of the market comparison approach,the principle of selecting comparable examples is relatively arbitrary,which compromises the reliability of real estate appraisal conclusion and increases the practice risk of the real estate appraisers.Therefore,based on fuzzy clustering theory,this paper selects some comparable examples using the market comparison approach,discusses the specific improvement methods and the implementation process,verifies the rationality and feasibility of the improvement through specific cases,and constructs the appraisal procedure adopting the market comparison approach based on fuzzy clustering analysis,so as to provide scientific practical reference for real estate appraisal.
