摘 要:推进绿色住宅发展是我国新城镇化可持续建设重要目标之一,当前还缺乏具体的经验证据证明获得可靠及准确的“绿色”信息是否可以促进西安市消费者购买绿色住宅。2018年在西安市的选择实验设计中,选择3个绿色住宅小区及与之对应的3个非绿色住宅小区居民进行支付意愿调查。首先,对住宅室内环境实地测试,结果显示绿色住宅表现要优于非绿色住宅并将其记录在一张卡片上。其次,通过问卷调查出示该信息卡前后受访者未来购买绿色住宅意愿及支付价格。结合配对t检验发现绿色住宅居民初始支付意愿更高,但在查看信息卡后非绿色住宅居民支付意愿有显著上升,二者差距显著缩小。结合Logit和OLS回归发现是否居住在绿色住宅、收入水平等对支付意愿差异产生显著影响。It is an important goal for new urbanization to promote the development of green housing.Currently,it lacks specific empirical evidence to prove that whether obtaining reliable and accurate“green”information can promote consumers in Xi'an to purchase green housing.In the selection experiment design of Xi'an in 2018,residents of 3 green housing community and 3 corresponding non-green housing were selected for survey of willingness to pay.First,field test was conducted for the indoor environment of the housing and the results showed that the performance of green housing was better than that of the non-green housing,and the results were recorded on a card.Second,questionnaire was used to investigate the willingness of the recipients to buy green housing in the future and the price they are willing to pay before and after showing them the information card.Combined with the paired t-test,it was found that the initial willingness to pay of green housing residents was higher,but the willingness to pay of non-green housing residents increased significantly after checking the information card,and the gap between the two was significantly reduced.Combining Logit and OLS regression,it is found that whether or not to live in a green house and income level have a significant impact on the difference in willingness to pay.
