摘 要:职能分异的城市多中心结构有效缓解了资源配置的不经济问题,但同时也对住宅价格产生了复杂深远的影响。以城市职能各异的武汉“三镇”为例,运用空间自相关、地统计分析、地理时空加权回归模型,对住宅价格空间特征及其影响因素的空间异质性进行了实证分析。结果表明:武汉“三镇”中,武昌住宅价格空间分布呈同心圆模式,汉口呈扇形模式,汉阳呈多核心分布模式;绿化率、公园距离和生态环境分别为建筑、区位和邻里特征中对住宅价格作用力最强的驱动因素;差异化城市职能中心住宅价格影响因素存在明显空间异质性,汉口受区位特征驱动影响最强,武昌受区位特征和邻里特征影响最强,汉阳受建筑特征影响最强。基于研究结果,提出了结合城市中心职能引导要素流通与资源配置、促进房地产市场有序发展等对策建议。The functionally differentiated urban polycentric structure effectively alleviates the diseconomic problem of resource allocation,but it also has a complex and far-reaching impact on housing prices.Taking the“three towns”in Wuhan with different urban functions as an example,this paper made an empirical analysis on the spatial characteristics of housing price and the spatial heterogeneity of its influencing factors by using spatial autocorrelation,geostatistical analysis and geographical spatio-temporal weighted regression model.The results show that among the three main housing price centers of Hankou,Wuchang,and Hanyang in Wuhan,Wuchang is in concentric zone mode,Hankou in sector mode,and Hanyang in polycentric distribution mode;Greening rate,park distance and ecological environment are the strongest driving factors for housing price in architecture,location and neighborhood characteristics respectively;There is obvious spatial heterogeneity in the influencing factors of housing price in differentiated urban functional centers.Hankou is affected most by location characteristics,Wuchang affected most by location characteristics and neighborhood characteristics,and Hanyang affected most by architectural characteristics.Based on the research results,this paper put forward some countermeasures and suggestions to guide the circulation of factors and resource allocation and promote the orderly development of the real estate market.
