摘 要:随着城镇化的加速推进与人口政策的逐步放开,加之对下一代培养的越发重视,使人们对优质教育资源的需求稳步上升,学区房市场在城市、尤其是大中城市不断升温,最终表现为学区房价格的居高不下,学区房市场成为炒房的典型聚集地。为此,通过从不同角度梳理和观察学区房以及其溢价问题,结合政府新政和市场新风向对解决“学区房”溢价问题提出应对路径。With the acceleration of urbanization and the gradual liberalization of population policy,the increasing emphasis on the cultivation of the next generation has led to a steady rise in the demand for high-quality education resources.The school district housing market is heating up in cities,especially in large and medium-sized cities,which is ultimately reflected in the high price of school district housing.Currently,the school district housing market has become a typical gathering place for real estate speculation.The purpose of this paper is to sort out and observe the problems of school district housing and its premium from different perspectives,and to explore the solution to the problem of“School District Housing”by combining the new policies of the government and the new trend of the market.
