摘  要:长租房是中央在住房政策领域新近提出的用语,它不应是公租房,也不应是个人房东在散户租赁市场中长期出租的住房,而应是专业机构自持、内含市场机制、专用于租赁的住房,包括市场性租赁住房和保障性租赁住房。长租房市场是住房租赁新市场,与住房买卖市场、散户租赁市场具有竞争关系,其长足发展具有提高住房租赁的规范化程度、合理控制商品房价格等积极意义。根据长租房市场的特点,稳妥适用民法典关联制度,是其发展的必要私法保障。The apartment for lease is a new word used by the central government.This kind of apartment is neither public rental housing nor long-time lease housing rent by individual landlord in residential rental market.It should be the apartment held by professional institutions,using market mechanism and only for leasing,which includes indemnificatory housing and marketing housing.The leasing market for these apartments,as a new member,is competitive with the sale housing market and normal residential leasing market,so its long-term development is meaningful to improve the degree of standardization for leasing market and control reasonably the price of commercial houses.Therefore,the appropriate application of relating rules in the civil code is the essential guarantee of the private laws for the development of the apartment for lease.
