摘  要:基于地理加权回归模型研究苏州市2020年住宅小区的价格特征,探索苏州市住宅价格的空间分异及其影响因素。研究结果表明:不同因子对住宅价格的影响存在差异,从大到小分别为CBD距离、物业管理费、功能混合度、周边公交站点总和、楼龄、容积率、绿化率、最近地铁站距离;住宅价格影响因素存在显著的空间异质性,各影响因素在城市不同区域对住宅价格的影响尺度存在差异,其中中心城区受CBD距离、最近地铁站距离影响较大,而偏远城区主要受物业管理费、功能混合度影响;CBD距离、物业管理费、功能混合度等体现住房消费者收入能力、居住环境诉求、生活方式的要素,成为最具房价影响力的影响因素,表明城市房价分异与居住群体的空间分异存在着一定的联系。Based on the housing price data of residential communities of Suzhou in 2020,a geographically weighted regression model was established to explore the spatial differentiation of housing prices and its influenc-ing factors in Suzhou.The results show that the housing prices vary with the impacts of different factors,such as distance to CBD,property management fee,functional mix degree,total number of surrounding bus stops,building age,floor area ratio,greening rate,and the nearest subway station distance,from small to large.The influencing factors of housing prices have significant spatial heterogeneity,and the influencing degree of each factor is different in different areas of the city.The central urban area is greatly affected by distance to CBD and the nearest subway station distance,while the remote urban area is mainly affected by property management fee and func-tional mix degree.Distance to CBD,property management fees,functional mix degree and other factors reflecting the income ability of housing consumers,living environment demands and lifestyle are the most influential factors of housing prices,which indicates that there is a certain relationship between the differentiation of urban housing prices and the spatial heterogeneity of residential groups.
