市场法修正体系在翡翠手镯评估中的应用

摘　　要：长期以来,翡翠价值的评估多由业内人士凭经验定价,缺乏统一的标准定价机制和标准化、专业化的评估过程,导致评估结果较为随意,市场接受度低,这限制了当前翡翠消费市场的进一步发展。中国房地产估价行业已经存在较为成熟的评估技术路径,其技术亮点是在市场法中建立房地产估价修正体系,使评估过程较为简便,评估结果可信度高。本文基于珠宝首饰评估原理以及对翡翠各价值决定要素的分析,借鉴房地产评估市场法修正体系,建立了翡翠手镯的市场法修正体系,并按此方法对一只翡翠手镯进行了价值评估,所得价值与行业专家的评估结果基本一致。市场法修正体系在翡翠手镯评估中的应用,降低了寻找相近参照物的难度,减少了目前翡翠价值评估市场法的主观随意性,为翡翠市场法评估开拓了崭新的路径。The evaluation of jadeite-jade value is mostly based on experience of jewelers for several hundred years.Because of the lack of a standard pricing mechanism and professional evaluation process,the further development of the current jadeite-jade market is limited.Considering the evaluation principles of jewelry and the analysis of the factors,this paper tries to evaluate a jadeite-jade bracelet with a market method revision system,which is relatively mature in the China’s real estate appraisal industry.The results is almost the same with the experts’opinions.It is testified that the method can reduce the difficulty of finding similar reference objects and the subjectivity of the current market method.As a result,it raises the possibility of a new way of jadeite-jade evaluation.
